About UniQ Lets

  • UniQ Lets is a private student accommodation provider based in Loughborough, established in 2010. We're run by directors Chris Swain and Dan Tyler, with a small in-house team including our maintenance engineer and accounts support. We specialise exclusively in student houses. No flats, no purpose-built blocks, no letting agents. You deal directly with us throughout your tenancy.

  • Yes. UniQ Lets is a DASH-accredited landlord, independently inspected and verified to meet the housing standards set by Charnwood Borough Council and the DASH Landlord Accreditation scheme. All deposits are protected through the Deposit Protection Service (DPS). DASH accreditation means our properties have been assessed for safety, condition, and management standards, giving students and parents independent assurance that we meet a recognised quality benchmark.   • We've been providing student accommodation in Loughborough since 2010. In that time we've worked with hundreds of students and built a portfolio of fully refurbished houses across the town. We're a local, independent business with deep knowledge of the Loughborough student market.

  • We're a private landlord, not a letting agent. That means we own and manage every property ourselves. There's no third-party agency involved. When you contact us, you speak directly to the people responsible for your home. There are no referral fees, no agency mark-ups, and no layers of admin between you and the person who can actually resolve your issue. Our in-house maintenance team also means repairs get sorted quickly.

Properties & Locations

  • Our properties are spread across Loughborough's most popular student areas, including the Golden Triangle, Ashby Road, and Forest Road. All of our houses are within walking distance of Loughborough University campus and close to the town centre. We don't operate in a single area.   • All of our properties are within walking distance of the university campus. Depending on the specific house, that's typically a 10 to 20 minute walk. When you enquire about a specific property, we'll give you the exact distance and walking time to campus.

  • We offer student houses ranging from 2 to 6 bedrooms, making our portfolio suitable for couples, small groups, and larger friendship groups. All houses are typically let on a whole-house basis, so your group has the entire property to yourselves. View our current available properties on the Student Houses page.

  • Every UniQ Lets property is fully refurbished before letting. We fit bespoke furniture, quality furnishings and fixtures, ambient lighting, and smart home devices throughout. Kitchens and bathrooms are modern and well-equipped. We don't let properties that we wouldn't be happy living in ourselves. Our reviews on Google reflect the standard we aim to maintain.

  • As early as possible. Ideally from October or November of the year before you intend to move in. The Loughborough student housing market moves quickly, and the best private houses are typically reserved well before Christmas for the following academic year. If you're interested in a UniQ Lets property, we'd recommend getting in touch as soon as your group is formed. Properties that are currently let are still worth enquiring about, and we can add you to our waitlist for the following year.

Bills & Costs

  • Every UniQ Lets property includes the following as standard within the rent: gas, electricity, water, high-speed broadband, TV licence, garden maintenance, communal area cleaning, and security alarm monitoring and response. There are no hidden extras — what you see in the rent price is what you pay. The only thing we recommend arranging separately is contents insurance for your personal belongings. See the full breakdown of what's included

  • There is a fair usage cap applied to utilities. If your household exceeds the capped amount across the tenancy, all tenants are jointly liable for the overage, which is calculated accurately at the end of your tenancy. The cap is clearly stated in your tenancy agreement before you sign. In practice, the vast majority of tenants stay well within the cap. It exists to prevent excessive usage rather than to catch people out.

  • Rent is paid monthly, with the first payment due on or before the tenancy start date. If you'd prefer to pay quarterly, we're happy to accommodate that. Just let us know when discussing your tenancy. We aim to make rent payments as straightforward as possible to fit around your finances during the academic year.

  • Yes, students are required to provide a UK-based guarantor unless the full rental term is paid upfront. A guarantor is typically a parent or guardian who agrees to cover rent payments if you are unable to do so. We'll provide the relevant guarantor documentation as part of the tenancy process.

  • Your deposit is protected throughout your tenancy in the Deposit Protection Service (DPS), a government-approved deposit scheme. It is held securely and returned to you at the end of your contract, subject to the terms of your tenancy agreement. Using DPS means there is a formal, impartial process in place if there is ever any dispute about deductions.

We aim to respond to all enquiries promptly and can arrange a viewing at a time that suits you.

  • Yes, all of our student houses are let as whole-house contracts, making them ideal for groups of friends who want to live together. You'll have the entire property to yourselves. Houses range from 2 to 6 bedrooms, so whether you're a pair or a larger group, we'll have a size that fits.

  • Most of our student houses are let as whole-house contracts, so a group would need to fill the property. However, we do sometimes let properties on a per-room basis depending on availability. If you're an individual looking for a room, get in touch and we'll let you know what's available or add you to our list for future availability.

  • Full-time students are exempt from paying council tax. You will need to provide a council tax exemption certificate to confirm your student status, which can be downloaded from the Loughborough University student self-service portal at lboro.ac.uk/students/enquiries/self-service. If your household has a mix of students and non-students, council tax liability may apply to the non-student residents.

Living in Your Home

  • We use a dedicated WhatsApp group for each house, which means maintenance requests are seen quickly and everyone in the property stays informed. For non-urgent issues, message the group and we'll arrange a resolution. For emergencies — such as a gas leak, flood, or electrical fault — call us directly on 07517 482576 at any time.

  • We have an in-house maintenance engineer, which means we're not reliant on external contractors for most repairs. Urgent issues are dealt with as a priority. Non-urgent repairs are typically resolved within a few days. Because we manage everything ourselves, there's no chain of approval or contractor scheduling to navigate. We can act quickly when needed.

  • We include building and landlord insurance as part of managing the property, but this does not cover your personal belongings. We strongly recommend taking out your own contents insurance policy to protect items like laptops, phones, and clothing. Many providers offer affordable student-specific policies and some banks include basic contents cover as part of student accounts. Worth checking before arranging a separate policy.

  • All UniQ Lets properties include security alarm monitoring and response as part of the all-inclusive package. Properties have secure access and we take the safety and security of our tenants seriously. If you have specific security concerns about a property before signing, we're happy to walk you through the measures in place.
